A confirmed booking exists when either written or email confirmation of that booking is accepted by the Landlord or their representative.


The Guest acknowledges notice that the property is one to which Paragraph 9 of schedule of the Housing Act 1988 applies whereby the guest has the right to occupy the flat for the purpose of his/her holiday only and whereby there will be no security of tenure within the terms of the said Act.


The party leader must be at least 18 years old.


The Guest agrees to use this property solely for the purpose of a private holiday residence for the maximum of people shown on the booking correspondence and agrees NOT to:

• use the property for any improper, illegal, or immoral purposes

• to sub-let the property

• cause (nor allow any guests or visitors to cause) any nuisance, annoyance or disturbance to neighbours, or to the Landlord, or to the Landlord’s agent

• smoke or allow smoking in the property

• keep pets in the property.

Failure to comply with the requirements above will result in the agreement being terminated.


A non-refundable deposit will be taken at the time of booking. The remainder of the payment is due 6 weeks before arrival.  If the arrival date is less than 6 weeks from booking date the full payment together with the damages deposit is due when the booking is confirmed.


The Guests will pay a refundable damages deposit of £100.00.  Any damages above this amount will be charged separately to the Guests.  In the event that the Guests wish to pay by debit or credit card, the Guests in doing so give permission for the costs of any damages in excess of £100.00 (as after defined) to be charged to their debit or credit card without prior recourse to them on the understanding that, as soon as is reasonably practicable, this will be notified to them by the Company.  The damages deposit will be refunded without interest to the Guests within 10 days of their vacation of the property, under deduction of all reasonable costs for remedying any damage to the property or the contents thereof incurred by the Company on behalf of the owner as a result of the actions of the guests. This includes the reasonable cleaning costs in the event that the property is left in a dirty or very untidy condition, the property is to be left as found.


If a cancellation is received within 6 weeks of the start date, payment in full is due, unless the property is re-let for the period.  Should the property be re-let for a reduced fee, the guest will be liable to pay the difference between the original agreed payment and the reduced fee for the re-let.  An administration charge of £25 will be made for cancelled bookings.  It is recommended that guests take out cancellation insurance.


The property will be available from 3.00pm on the start date unless a separate agreement is reached, however during the peak season Guests must accept that there may be a delay in the cleaners preparing the property.


On departure, the property needs to be vacated by 10:00am unless a separate agreement is reached.  Charges may be incured if the cleaners are unable to access the property.  Please leave the keys in the key safe provided on departure.


If the Guest is unable to enter the property as a result of them losing the keys or leaving them in the property itself, a charge of £75 will incur.


The property works on a ‘no smoking’ policy and shall be left as found, in a clean and tidy state.  Rubbish should be disposed of as explained in the instructions within the property.  An excess cleaning charge will be applied should it be required.


The Guest agrees to repair, replace or pay for any items damaged through neglect, misuse, or carelessness on the part of the Guest or any visitors to the property.

When damage occurs, either by negligence or deliberate action of a Guest, the Guest agrees to indemnify the Landlord against any associated losses, including lost income and the sourcing of alternative accommodation should that be required.


The guest will notify the Landlord of any repairs which are necessary and allow the Landlord access to carry out repairs if necessary.


If it is found that repairs or additonal cleaning is required prior to your arrival date, the Landlord or to the Landlord’s agent may need to access the property during your stay to carry out these works.


If for unforeseen circumstances a property becomes unavailable for a confirmed booking, then the Guest must be informed as soon as possible. The Guest is then entitled to a full refund of monies paid to date. The landlord’s liability is limited to monies paid to date.


The free WIFI - By using and/or activating service with us you agree to be bound by this agreement. If you do not agree to the terms of the agreement, do not use the service

All services are provided on an “as is” basis. We do not warrant that the service is fault free or fit for any particular purpose, or that our system is secure. You assume all responsibility and risk for use of the service.

Save for the purposes of network diagnostics we do not examine the use to which you put the Service or the nature of the information you send or receive.

We will always try to make the service available, but it may be interrupted, limited or curtailed due to maintenance and repair work, transmission or equipment limitations/failures.

We reserve the right at all times to withdraw the Service, change the specifications or manner of use of the Service, to change access codes, usernames, passwords or other security information necessary to access the service.

You must not use the Service to access Internet Services, or send or receive e-mails, which:

1. are defamatory, threatening, intimidatory or which could be classed as harassment;

2. contain obscene, profane or abusive language or material;

3. Civil and criminal liability can arise from monitoring content or interception of e-mails and extreme care should be taken to ensure that this does not happen.

4. contain pornographic material (that is text, pictures, films, video clips of a sexually explicit or arousing nature);

5. contain offensive or derogatory images regarding sex, race, religion, colour, origin, age, physical or mental disability, medical condition or sexual orientation;

6. contain material which infringe third party’s rights (including intellectual property rights);

7. in our reasonable opinion may adversely affect the manner in which we carry out our business or are otherwise unlawful or inappropriate;

8. Music, video, pictures, text and other content on the internet are copyright works and you should not download, alter, e-mail or otherwise use such content unless certain that the owner of such works has authorised its use by you.

9. to engage in any criminal activity;

We may terminate or temporarily suspend the Service if we reasonably believe that you are in breach of any provisions of this agreement.  We recommend that you do not use the service to transmit or receive any confidential information or data and should you choose to do so you do so at your own risk.  The Service is intended for Guest use only.  If parents allow their children to access and use the internet, it is their responsility to determine which sites / services are suitable and they must ensue their safety at all times.


The Guest must confirm that they do not have diplomatic immunity.

The Terms, conditions, contracts and disputes in connection with this agreement are governed by The Laws of England and Wales.
